What is an EICR?

An EICR is an Electrical Installation Condition Report. It is a formal document that is produced following an assessment of the electrical installation within a property and must be carried out by an experienced qualified electrician or approved contractor.

Usually this means they will have taken a course covering periodic inspection and testing and are registered with the JIB or a scheme provider such as the Napit, plus have a good working knowledge and experience of electrical installations.

Who needs an EICR?

Whilst an EICR is legally required in England and Scotland for landlords, it is still the recommended method to ensure your electrical equipment and wiring is safe.

You may want an EICR to check the electrics when buying a house to ensure they are safe. If you are a landlord or have a House of Multiple Occupancy (HMO) you will need a EICR at least every five years.

Failure to ensure safe electrics can, and will, result in prosecution for landlords without evidence of checks taking place.
